About the Webinar

Issues with the taxing of property are never far from the topical difficulties faced by tax practitioners. Complications can arise when the purpose for a property changes over time or an entity acquires more than one property with a different purpose for each. This session explores the issues, including:

  • Review of the ATO’s guidance material on the tax consequences on sales of small-scale land subdivisions
  • Tax implications to account for if an intention for a property changes from investment to profit-making or to trading stock and vice versa
  • The importance of aligning the ongoing accounting treatment for each property owned by an entity to support intended tax treatment
  • Managing the risk of being tarred with the revenue brush where an entity acquires different properties on both revenue and capital account
  • Tax implications to consider for entities acquiring properties to renovate and rent, when some are sold within or after five years
  • Tips for engaging with the ATO when the revenue/capital distinction for property is blurry (QC 19065)
  • Practical examples
