This session is designed to provide you with an overview of the GST aspects to consider along the property development journey, including:

  • Is there an enterprise and if so, what GST category will the property fall into?
  • GST registration - required, and if so, when?
  • GST considerations for both the property purchase and sale, including:
    • margin scheme eligibility and the interaction with development costs
    • GST-free exemption options
    • whether GST adjustments will be required post-purchase or sale
    • GST withholding at settlement implications
  • GST implications if building to rent, building to sell, or a mixture of both
  • Will the development result in “new residential premises” and is the 5-year rule a consideration?
  • Cancellation of GST registration - tests, timing and the impact of GST if cancelling or continuing
  • Case study - application of GST implications of a property development from start to finish
